House Design Stage
This is the stage where we sit down with you and figure out the house design. Sydney based Denis Carroll (The director of Denbuild) will meet with you at either your home or office and talk through your needs and requirements. At this stage we will present you with a profile pack about our business and our house designs and house constructions throughout Sydney.
From this stage of the house design meeting we will go thorough your brief and compile an approximate cost to design / obtain relevant authority approvals of your house construction project. (This is typically accompanied by a concept fee proposal.)
Once this is done we obtain copies of the sewer diagrams and a copy of a section 149 planning certificate. (These form part of most house sale contracts so you may even have this documentation on hand.)
Once this documentation is acquired and the appropriate fees are paid we will draw up your house design concepts and present them to you. Once the concepts are agreed upon we will present you with a project cost.
From this point we organise survey, hydraulic engineers, landscaping plans. ABSA and BASIX energy rating certificates, waste management plans for demolition, soil and water management plan, statement of environmental effects and cost summary report. These item may vary from council to council.
We also work with you to finalise exterior finishes and colours which are required to be put on the DA plans. We inform the clients if any of the BASIX requirements affect the cost. Once the plans have been approved we will lodge the appropriate documentation with the local council.
We regularly liaise with council to see how the application is advancing and keep you in the loop as to how things are progressing.
House Construction Stage
Prior to construction we will present you with an information pack on the process and we will also carry out the following:
Site risk assessment
Dilapidation report of the neighbouring properties and council assets
Carry out existing services search
Construction commences and systematically moves through the various trades such as roofing, electricity, tiling etc. We ensure we have regular site meetings with you and our supervisor to discuss progress and any issues or changes that may be required.
Midway through the project we ask you to fill in a client survey. This gives us feedback on our performance and helps to rectify any issues we may not know about.
As we reach completion we do a walk-through with you and agree on any items that need to be attended to on the house construction. We also organise the occupancy certificate through the certifier. At completion we again ask our clients to fill in a client survey.

Our renovation processes work very similar to our construction outline above with a few minor adjustments to take into account on your existing home.
